Summer Home Maintenance Checklist for Selling Your Home
Now that summer has officially arrived, it’s time to make the most of the warm weather and sunny skies to get your house in tip-top shape for the season. If you’re looking to sell your home this summer, it’s going to be especially important that you tend to these season-specific home maintenance tasks. So if you’re putting your home on the market, don’t head off to the lake house until you’ve checked these tasks off your list.
Indoors
There are numerous indoor tasks to attend to, far more than we have room for here. So let’s go over a few of the most important.
Hot Water Heater.
Now that the weather is warm, it’s time to drain the water heater, as sediment can build up in the water heater, shortening the water heater’s life and raising energy bills. Shut down the power and water to the water heater. With a garden hose attached to the drain, run the water outside. Thoroughly examine the water heater for any leaks, and check that the gas water heaters and vent pipes are clear.
Bathroom Drains
One of the first things that potential buyers will notice is any damage to the drainage system in the bathroom. Nobody wants a slow running drain when taking a shower. To clean the drains in the tub and sink, you’re going to have to remove the drain assembly and stick what’s known as a drain stick into the drain to take out any clogs. Then, pour some bleach into the drain, letting it sit for roughly ten minutes. The, flush the drain with water to eliminate any remaining mold or mildew in the pipe.
Dust
Make sure to clean the home thoroughly, paying particular attention to all dust accumulation. It’ll be one of the first things that a scrupulous buyer will notice. Dust can gather very quickly, and it’ll be especially noticeable on sunny summer days. Ceiling fans are easy to forget about, so make sure the blades aren’t circulating dust all over the room. One great way to clean ceiling fan blades is to put a clothes dryer sheet on a paint roller (use rubber bands) and roll the dust away!
Outdoors
Exterior mold and mildew can start to grow as a result of summer heat and humidity. For enhanced curb appeal as a seller, you have to make sure this is taken care of. Use a diluted bleach solution and start scrubbing.
Landscape
Pretty obvious one here, but worth a reminder. If you’re selling, landscaping is one of the most important parts of curb appeal. We all have a tendency to let the lawn go over the course of a long winter. Now that we can work outdoors, it’s time to break out the lawnmower, prune those shrubs and plant some flowers.
Patch up the driveway
Over the years, it’s more than likely that holes and cracks have popped up in the driveway. The best driveway repair workflow is to first pressure wash, then repair cracks, then go over it all with concrete resurfacer or sealer.
