Just how fast you sell your home depends on a number of factors like market conditions, price, condition, and how long you want to wait to get the right price.  But if you could just apply one tip to sell your house as fast as possible what would it be?  Well we asked a number of real estate professionals for their opinion and got some great tips for selling real estate fast!

Manu“After finding out the fair market value of the home using a comparative market analysis, price the home just slightly under market value. Around 1% or 2% should do. Not only will you get people interested in the listing, you may get full market value or higher than market value offers. This does require great skill in analyzing and interpreting a comparative market analysis and making the correct/appropriate adjustments to comparable properties since no two properties are identical.”

Jeff Corn“The quality of the photography on the  listing, whether seen on MLS or on a listing portal, makes the biggest impact out in regards to how quickly a property sells. Study after study shows that high-quality professional photography sells properties faster and for more money than those properties without it.

RealTrends partnered with us for a recent study and through their research determined that real estate professionals who use professional photography make 2x the GCI as those who don’t use professional photography. In our own research, we know that properties we market (with professional
HDReal photography), sell 45% faster than properties that use other marketing methods.”

“In order to attract attention and to make your home more memorable, consider custom designs or additions, such as landscaping, high-grade windows or a new roof. This can help improve the home’s aesthetics, while potentially adding value to the home. Any improvements should be practical and use colors and designs that will appeal to the widest audience. In addition, they should complement the home and its other amenities, such as building a deck or patio adjacent to an outdoor swimming pool.”

Kary Krismer“You can sell faster if you make it easier for agents to show your house.  ‘It is best if agents can just get into a house using the key box and 10  minutes notice.  At the other extreme, ‘appointment only’ without a key box can be a big mistake, unless it is an expensive, high-end house.”
